Asset and statutory-maintenance gap analysis

CCL service / 04
PPM & compliance
Know what must be serviced, when, by whom and where the evidence sits.
What this service does
Planned maintenance and statutory servicing built around the actual assets, risks and operating needs of the building.
CCL reviews asset information, statutory duties, existing contracts and service evidence to create a controlled PPM programme. We separate routine maintenance from reactive repairs and ensure defects, quotations and completion records are visible to the client.
What CCL can do
Focused support, built around the building.
The final instruction can cover one defined problem or a complete programme. Scope, deliverables and approval limits are agreed first.
Compliance calendars, PPM schedules and service frequencies
Contractor scope, attendance and certification reviews
Weekly and monthly building test regimes and logbooks
Defect registers, priorities and approval-controlled remedials
SLA, KPI, job-card and evidence reporting
How we work
Clarity first. Control second. Evidence throughout.
CCL stays close enough to the detail to understand the problem, while keeping the client view clear and commercially focused.
Verify the assets
Match the building, registers, previous reports and contractor scopes.
Close service gaps
Prioritise overdue and statutory items, appoint the right specialist and book attendance.
Control the follow-up
Record defects, obtain scoped prices and evidence completion before closing actions.
Relevant experience
Experience from complex London buildings.
Examples below reflect Charlie Wells' previous employed and consultancy roles. New instructions are delivered independently through CCL Property.
Compliance mobilisation
Re-established M&E, fire, security, access, CCTV, air-conditioning, gas, pressure-system and extinguisher arrangements after handover.
Estate-wide technical services
Coordinated lift, fire-alarm, emergency-lighting, lightning-protection and wider building-maintenance workstreams.
High-rise M&E and risk
Managed complex plant, life-safety systems, lift issues, statutory actions and contractor performance in an occupied tower.
What good looks like
Useful outcomes—not reports that sit on a shelf.
