30-, 60- and 90-day mobilisation plans

CCL service / 07
Mobilisation & handover
Continuity first, then improvement—with no compliance gap in between.
What this service does
A controlled move from construction or the previous manager into safe, stable and documented operations.
CCL plans the operational handover around people, information, systems, contracts, utilities and building risk. We identify what must continue on day one, what can be improved later and what the outgoing team, developer or contractor still needs to provide.
What CCL can do
Focused support, built around the building.
The final instruction can cover one defined problem or a complete programme. Scope, deliverables and approval limits are agreed first.
Contract, supplier, utility and account handovers
Compliance continuity and overdue-service recovery
O&M, asset, key, access and system-information reviews
Tenant, resident and stakeholder communication plans
Risk, action, decision and evidence trackers
How we work
Clarity first. Control second. Evidence throughout.
CCL stays close enough to the detail to understand the problem, while keeping the client view clear and commercially focused.
Protect continuity
Confirm life-safety, utilities, access, cleaning and critical suppliers before changeover.
Capture the building
Record assets, systems, contacts, documents, risks, defects and outstanding decisions.
Move into control
Convert handover findings into contracts, calendars, budgets, governance and reporting.
Relevant experience
Experience from complex London buildings.
Examples below reflect Charlie Wells' previous employed and consultancy roles. New instructions are delivered independently through CCL Property.
Managing-agent handover
Led a live mixed-use mobilisation covering contractors, utilities, compliance, access, tenant issues and service-charge planning.
Large residential operations
Operational experience across a new Canary Wharf residential portfolio of 319 homes in three buildings.
High-rise and mixed-use transitions
Practical experience stabilising information, contractor and service arrangements in complex occupied London buildings.
What good looks like
Useful outcomes—not reports that sit on a shelf.
